Within about five years, Victory Park will lose the two pro teams that put it on the map and gain one of Wall Street's largest offices outside New York. Few Dallas neighborhoods face that much change at once.

In June 2026, the Mavericks chose the former Valley View Mall site for a new arena, and the Stars moved toward Plano's Willow Bend. Both leases at the American Airlines Center run out in 2031. A few blocks north, Goldman Sachs is finishing a campus built for roughly 5,000 employees.

If you own a condo here, are thinking about buying one, or are weighing Victory Park against Uptown as an investment, the old pitch of "live next to the arena" no longer tells the whole story. Here is how I see it, section by section, for buyers, sellers, and investors.

Where Victory Park sits and what it feels like

Victory Park is a planned district of about 75 acres around the American Airlines Center, tucked between Downtown Dallas, Uptown, and the I-35E corridor in the 75219 ZIP code. Hillwood, Ross Perot Jr.'s firm, broke ground in 1999, and the neighborhood has spent the two decades since growing into its original promise.

Daily life here is vertical. You live in a tower, park in a garage, and walk to dinner, a game, or the Perot Museum of Nature and Science. Victory Station gives you DART light rail and the Trinity Railway Express, and the Katy Trail is a short walk into Uptown.

The buildings people ask me about

The for-sale homes are concentrated in a handful of towers. The W Dallas Victory Residences was the first W hotel with a residential component, so owners get hotel services like valet, a spa, and room service. The House, designed by Philippe Starck, is a 28-story condo tower known for its white lobby, design-led interiors, and rooftop pool. Most of the remaining housing is rental, including Hines' 39-story Victor and The 23.

What Victory Park has never fully solved is the street. Critics have long pointed to exposed parking garages and surface lots that make some blocks feel empty on non-event nights. That matters, because the next few years will decide whether those gaps fill in.

For buyers: what to weigh before you write an offer

Victory Park suits you if you want a lock-and-leave home, walkable dinners, and a skyline view without a yard to maintain. It is a weaker fit if you need private outdoor space or want a quiet street at night.

Read the HOA, not just the listing

In a high-rise, the association is half of what you are buying. Before you commit, ask for the budget, the reserve study, recent board minutes, and any planned special assessments. Texas law requires a resale certificate from the association, and it is worth reading line by line with your agent.

Price the view and the floor

Two units in the same Victory Park tower can trade very differently based on floor, exposure, and whether a future building could block the view. Hines has a new residential tower planned at 2371 Victory Avenue, next to One Victory Park, so ask what is permitted or under way near any unit you like.

Plan for the arena question

If you are buying for the long haul, assume the American Airlines Center will not host Mavericks or Stars games after 2031, and that its next use is still undecided. That could mean quieter event nights and easier parking, or it could mean fewer reasons for restaurants to stay. Buy a home you would want either way.

For sellers: how to position a Victory Park condo now

Your buyer is reading the same arena headlines you are, so your listing has to answer the question before it is asked. Lead with what does not depend on the arena: the view, the light, the building's services, and the walk to the Katy Trail, Uptown, and Downtown.

Sell the next chapter, not the last one

The strongest story for Victory Park today is the business district forming around it. Goldman Sachs' campus at 2323 North Field Street is expected to finish its exterior by the end of 2026, with its adjacent 1.5-acre park opening first. Thousands of finance professionals working a few blocks away is a real, local reason to want a home here.

Compete with your own building

In condo towers, your sharpest competition is often the unit three floors down. Know every active and recent listing in your building, price against them honestly, and make the case for what sets yours apart, whether that is a renovation, a corner exposure, or a parking space. Design-led staging and photography matter more here than in most of Dallas, because buyers often shop these units online first.

Get your HOA packet ready early

Buyers and lenders will ask for the association's documents. Having them in hand before you list shortens the back-and-forth and shows you have nothing to hide.

For investors: the opportunity and the risk

Victory Park is a bet on who will work nearby, not on who will play nearby. The case and the risk are both easier to see side by side.

Factor

Why it helps

Why it hurts

Goldman Sachs campus

A consolidated hub for about 5,000 employees, with full move-in expected by 2028

Much of the demand may land after 2027, so timing matters

Arena exits in 2031

The site could be reused for something better suited to daily life

About 260 events a year now drive foot traffic for restaurants and short stays

New rental supply

New towers signal developer confidence

More apartments compete with condo rentals for the same tenants

HOA costs

Full-service buildings attract quality tenants

Dues and possible assessments cut directly into your return

Before you buy a unit to rent, confirm the association's leasing rules, including minimum lease terms and any cap on rentals, and check the City of Dallas rules on short-term rentals. Run your numbers with today's dues, insurance, and taxes, not the seller's estimates, and stress-test them for a vacancy or an assessment.

Neither new arena is built yet, and the AAC's future use has not been decided.
